North Idaho Summer Real Estate Market: June 2026 Home Prices, Inventory & Buyer Demand
June 2026 Market Review | Lake Life Living in North Idaho
Summer is one of my favorite times of year in North Idaho. The lakes are busy, boats are back on the water, downtown Coeur d'Alene is full of activity, and people are spending more time enjoying everything that makes this area special.
It's also an important season for our local real estate market.
June 2026 brought some interesting numbers for buyers and sellers throughout Kootenai County. Home prices reached a reported record high, sales increased compared with the previous year, and available inventory remained below year-earlier levels.
But what do those numbers actually mean if you're thinking about buying or selling a home in Coeur d'Alene, Hayden, Post Falls, or Rathdrum?
Let's take a closer look.
June 2026 Kootenai County Housing Market Statistics
According to the Coeur d'Alene Regional REALTORS' June 2026 report, the local housing market recorded:
-
Median single-family home price: $565,000, up 3.9% from June 2025.
-
Homes sold year to date: 1,246, up 6.6% compared with the first six months of 2025.
-
Active residential listings: 1,082 as of July 6, down 10% from a year earlier.
-
Average days on market: 82, a 13% decrease from the previous year.
The $565,000 median represented a reported record high for the county.
These statistics show that buyers were still active despite higher home prices and affordability concerns.
However, countywide numbers are only the beginning of the story.
North Idaho Home Prices Reached a New High
One of June's biggest headlines was the median single-family home price reaching $565,000.
That's a 3.9% increase compared with June 2025 and approximately 25% higher than five years earlier, according to the local REALTORS' report.
For homeowners, this highlights how much the market has changed over the past several years.
For buyers, it reinforces the importance of understanding affordability before beginning a home search.
But here's something I always emphasize: the median price doesn't tell you what every home is worth.
A home near downtown Coeur d'Alene, a newer property in Post Falls, a house on acreage outside Rathdrum, and a waterfront home on Hayden Lake are all part of different market segments.
Even homes within the same community can vary significantly depending on condition, lot size, location, and features.
That's why determining value requires looking at comparable properties rather than relying on one countywide statistic.
Home Sales Increased During the First Half of 2026
Through June, Kootenai County recorded 1,246 single-family home sales, up 6.6% from the same period in 2025.
This increase is significant because it shows that transactions were continuing even as prices moved higher.
North Idaho continued attracting interest from local buyers, people relocating to the area, and those looking for recreational or waterfront properties.
However, increased sales activity doesn't mean every property was selling quickly.
Some homes attracted strong interest, while others faced competition from similar listings.
Buyers remained attentive to pricing, condition, and location.
For sellers, that means the quality of your listing strategy matters.
Inventory Was Still Below the Previous Year
As of July 6, there were 1,082 active residential listings in Kootenai County.
While that provided buyers with a meaningful selection of properties, inventory was still approximately 10% below the same time in 2025.
This helps explain why prices could remain strong even as buyers had more opportunities to compare properties during the summer season.
Inventory also varies considerably by price range.
A buyer searching for an entry-level home may face different competition than someone shopping for a luxury property, acreage, or waterfront residence.
The number I pay the closest attention to isn't simply the total number of homes available.
It's how many homes directly compete with the property you're buying or selling.
Homes Were Selling Faster Than a Year Earlier
The June report showed an average of 82 days on market, down 13% from the previous year.
That's a meaningful improvement in marketing time.
However, 82 days is still nearly three months, which demonstrates that buyers weren't necessarily rushing into every available property.
Homes that were appropriately priced, well maintained, and effectively marketed had an opportunity to stand out.
Properties priced above comparable alternatives could still require additional time or adjustments.
For sellers, this is an important reminder that a strong market doesn't eliminate the need for a thoughtful pricing strategy.
What the June Market Meant for North Idaho Home Sellers
Summer offers some excellent opportunities to showcase what makes North Idaho properties special.
Landscaping is green, outdoor living areas are usable, and buyers can appreciate features that may be harder to evaluate during winter.
If you're selling a home in Coeur d'Alene, Hayden, Post Falls, or Rathdrum, consider how your property presents both inside and outside.
Decks, patios, landscaping, garages, shops, and recreational storage can all influence how buyers evaluate a home.
For waterfront properties, summer can also provide an opportunity to showcase lake access, docks, and the surrounding environment.
But presentation should always be paired with accurate pricing.
Before listing, review recent comparable sales, current competition, property condition, and the features that make your home different.
The goal is to attract qualified buyers without leaving your property sitting unnecessarily on the market.
What the June Market Meant for Buyers
For buyers, June's numbers presented a mixed picture.
Home prices were higher than a year earlier, and inventory was lower.
At the same time, the market still offered a range of properties across different communities and price points.
If you're relocating to North Idaho, it's worth expanding your search beyond one city.
Coeur d'Alene offers lake recreation, downtown amenities, and established neighborhoods.
Hayden offers residential neighborhoods, wooded settings, and access to Hayden Lake.
Post Falls provides convenient access to both Coeur d'Alene and Spokane.
Rathdrum and nearby rural areas offer opportunities to explore acreage and properties with additional space.
Understanding your priorities can help you identify properties that provide the best fit for your lifestyle and budget.
Waterfront Real Estate Has Its Own Market
Summer is when North Idaho's waterfront lifestyle really shines.
Whether it's boating on Lake Coeur d'Alene, fishing on Hayden Lake, or spending a weekend at Priest Lake, waterfront living offers something special.
However, waterfront properties should be evaluated separately from the broader housing market.
Shoreline access, water depth, dock permits, usable frontage, privacy, and location can all influence value.
Two homes with similar square footage may have dramatically different prices because of their waterfront characteristics.
Buyers should also understand the responsibilities associated with docks, shoreline improvements, and ongoing maintenance.
The right waterfront property isn't simply the one with the best view. It's the one that supports how you actually want to enjoy the lake.
