North Idaho Fall Housing Market Update: September 2026 Prices, Inventory & Opportunities

September 2026 Market Review | Lake Life Living in North Idaho

Fall is one of my favorite times of year in North Idaho.

The summer crowds begin to slow down, the leaves start changing colors, and the lakes take on a different atmosphere. Whether you're spending time around Lake Coeur d'Alene, enjoying the trails near Hayden, or exploring the countryside around Rathdrum, there's something special about this season.

But fall also brings changes to the real estate market.

As summer transitions into autumn, buyers and sellers often begin reevaluating their plans before winter arrives.

So what did the September 2026 housing market look like in Kootenai County, and what did those numbers mean for homeowners and prospective buyers?

Let's take a closer look.

September 2026 Kootenai County Housing Market Statistics

According to the Coeur d'Alene Regional REALTORS, the September 2026 housing market reported:

  • Median home price: $569,900

  • Homes sold year to date: 1,975

  • Active residential listings: 1,094 as of October 5, 2026

  • Days on market: 80

These statistics cover site-built homes on less than two acres in Kootenai County.

The numbers provide a useful overview, but they don't tell the complete story for every neighborhood, price range, or property type.

A home in downtown Coeur d'Alene, a newer subdivision in Post Falls, and a waterfront property on Hayden Lake can all experience very different levels of demand.

That's why understanding your specific market segment is essential.

What Did the $569,900 Median Home Price Mean?

One of September's most important figures was the $569,900 median home price.

For comparison, August's reported median was $569,945.

The two monthly figures were extremely close, suggesting little movement in the reported median between those periods.

However, that doesn't mean every home maintained the same value.

Median prices reflect the midpoint of the homes sold during a particular reporting period. Changes in the size, location, and type of properties sold can influence that number.

For example, if more higher-priced homes sell during one month, the median may increase even if individual property values haven't changed.

The reverse can also happen.

For homeowners wondering what their property is worth, the most useful information comes from recent comparable sales and current competition.

What Did Inventory Look Like Heading Into Fall?

As of October 5, Kootenai County had 1,094 active residential listings.

For buyers, inventory represents the number of properties available to consider.

For sellers, it represents potential competition.

But the number of listings throughout the entire county is less important than the number of properties competing within your specific market.

Imagine you're selling a four-bedroom home in Hayden.

Buyers considering your property may also be looking at similar homes in Coeur d'Alene or Post Falls, depending on their budget and preferred location.

If competing homes offer more updates, larger lots, or additional amenities at similar prices, your listing needs to be positioned accordingly.

The same principle applies to buyers.

Rather than focusing exclusively on the total number of homes available, evaluate the selection within your desired price range and community.

Homes Were Taking Around 80 Days to Sell

The September report showed 80 days on market.

This is a useful reminder that even in an active real estate market, selling a home often requires patience.

Some properties sell quickly because they're priced competitively, well maintained, and located in desirable areas.

Others require additional marketing time because of condition, price, location, or limited buyer demand.

For sellers, this reinforces the importance of preparing before listing.

Professional photography, accurate property information, appropriate pricing, and a strong marketing plan can help your home stand out.

For buyers, marketing time can provide useful context when evaluating a property.

A home that's been listed for several weeks isn't necessarily overpriced, but it's worth understanding why it hasn't sold.

Is Fall a Good Time to Buy a Home in North Idaho?

Fall can offer some advantages for buyers.

As the summer season winds down, some buyers shift their attention to school schedules, holidays, and other priorities.

That can mean fewer competing buyers for certain properties.

Sellers who have been on the market through summer may also be reviewing their timelines and pricing strategies.

However, that doesn't automatically mean every seller is willing to accept a lower offer.

Well-priced homes can attract interest in any season.

If you're planning to buy in Coeur d'Alene, Hayden, Post Falls, or Rathdrum, focus on understanding the property, comparable sales, and your financing options.

It's also worth considering how the home will function during winter.

Heating systems, insulation, snow removal, driveway access, and roof conditions can become especially important in North Idaho.

Should North Idaho Sellers List in Fall or Wait Until Spring?

This is a question I hear regularly.

Many sellers assume spring is always the best time to list.

While spring often brings increased activity, waiting isn't automatically the right decision.

Fall can offer opportunities because there may be fewer competing listings in certain neighborhoods or price ranges.

Buyers who are actively searching may also have specific reasons for wanting to purchase before the end of the year.

The decision should depend on your property, current competition, financial goals, and preferred moving timeline.

If you're considering selling, start by reviewing the most relevant comparable sales.

Then evaluate what improvements, repairs, or presentation changes could help your property compete effectively.

A well-prepared listing can be successful outside the traditional spring selling season.

Different North Idaho Communities Require Different Strategies

North Idaho offers a wide variety of housing options, and each community attracts buyers with different priorities.

Coeur d'Alene

Buyers may be drawn to established neighborhoods, downtown amenities, access to Lake Coeur d'Alene, and nearby parks and trails.

Location and neighborhood character can influence pricing.

Hayden

Hayden offers residential neighborhoods, wooded properties, and proximity to Hayden Lake.

Lot size, privacy, home condition, and recreational access may be important considerations.

Post Falls

Post Falls provides convenient access to both Coeur d'Alene and Spokane.

Buyers may compare existing homes with new construction, making builder incentives and property condition worth reviewing.

Rathdrum

Rathdrum offers in-town neighborhoods, newer developments, and nearby rural properties.

Acreage, shops, utilities, and property access can play a significant role in determining value.

Understanding these differences is much more useful than applying one countywide pricing formula to every property.

What About Waterfront Real Estate During Fall?

Fall can be an interesting time to explore North Idaho waterfront properties.

With less summer activity, buyers may have an opportunity to experience a different side of lake living.

But purchasing waterfront property requires additional research.

On Lake Coeur d'Alene, Hayden Lake, Twin Lakes, Spirit Lake, Priest Lake, and Lake Pend Oreille, buyers should evaluate shoreline access, dock permits, water depth, and seasonal conditions.

Some properties have steep access to the water, while others offer level waterfront or more usable shoreline.

If you're buying during fall, ask how seasonal water levels affect boating and dock access.

Review available permits, maintenance responsibilities, and any shared waterfront agreements.

A lakefront home should be evaluated for year-round ownership, not just summer enjoyment.

Making the Right Move in North Idaho

The September 2026 market showed that North Idaho remained an active real estate market heading into fall.

With a $569,900 median home price, 1,975 year-to-date sales, and more than 1,000 active listings, buyers and sellers had plenty of information to consider.
